Questions guests ask

Everything below is how the house actually works, including the parts that are mildly inconvenient. If your question is not here, send us a note and we will answer it, usually within a few hours.

How many people does the house sleep?

Ten, across four bedrooms and a loft, with eight real beds and no air mattresses: one king, three queens, and two twin-over-full bunk beds in the loft. There are three full bathrooms and a half bath.

Where exactly is the house?

On an elevated lot in a quiet residential neighbourhood north of Breckenridge, close to the golf club and the nordic center. You receive the address and the door codes with your access instructions, 24 hours before arrival.

How far is it to the ski lifts?

Five to ten minutes by car to the gondola lots on north Main Street. The golf club and the nordic center are about three minutes away.

Do I need a 4WD or AWD vehicle?

We strongly recommend one year round, and snow tires or chains in winter. Mountain weather turns fast, chains can be legally required even for AWD vehicles, and getting to the house is the guest’s responsibility rather than something a refund can fix.

Where do we park?

Four vehicles, in the garage or in the driveway directly in front of it. The garage has a keypad and the code comes with your instructions. Nothing in the cul-de-sac: the town tickets and tows, particularly when a vehicle blocks the plow.

Is there somewhere to put skis and wet gear?

Yes. Skis, boards and boots live in the garage, and the garage opens into a mudroom, so wet gear never has to come through the front door.

Are dogs allowed?

Yes, up to two dogs per reservation. Ask about the pet fee when you book.

What time is check-in and check-out?

Check-in is 4:00 PM and check-out is 10:00 AM. Early check-in is sometimes possible depending on the previous stay; message us on the morning of arrival and we will know by then. Please do not drop luggage or park before 4:00 PM without approval, because the cleaning team uses the driveway during turnovers.

Will the hot tub be hot when we arrive?

Not always, and we would rather say so up front. The tub is serviced between every stay, and if it needed draining and refilling it can still be cool on your first night. Turn it up when you arrive and it will be ready the following day.

How does the sauna work?

It is a barrel sauna on the lower level, right beside the hot tub. Two dials control it, a thermostat and a timer, and it takes 45 to 60 minutes to reach temperature, so switch it on well before you want it. Full instructions are in the house manual we send before your stay.

Is there air conditioning?

No, and almost no home in Breckenridge has it. At roughly 9,600 feet the summer days are mild and the evenings cool off on their own. There is a gas fireplace and baseboard heat for the cold months.

Is there Wi-Fi, and can I work from the house?

Yes. Free Wi-Fi throughout and a dedicated workspace. Plenty of guests take a morning of calls and ski the afternoon.

What is in the kitchen?

A gas range, stainless appliances, a dishwasher, full cookware, dishes and utensils, bar seating for four and a separate dining area. There is a propane grill on the deck. Check the pantry before you shop, because guests leave oils and spices behind and it saves a trip.

Do you have anything for babies and toddlers?

Yes, there is a pack-n-play and a high chair in the house, so that is two fewer things to travel with.

Is there laundry?

Yes, a washer and dryer in the mudroom on the lower level, with detergent provided.

Is this a party house?

No, and it would not work as one. This is a residential street where people live year round. Quiet hours run 9:00 PM to 8:00 AM, amplified sound must not carry past the property line, and the town fines guests directly for noise. The house suits families and groups of friends who want a good dinner and an early lift.

Can we smoke on the deck?

No. The property is completely smoke free indoors and outdoors, vaping included, and there is a $500 cleaning fee if that is ignored.

Why book direct instead of through Airbnb or Vrbo?

Same house, same rate, without the booking site’s guest service fee. You also deal with us rather than a help desk, which matters when you need an early check-in or you have left something behind.
